We believe that because the project belongs to the clients, their wishes need to be kept. As long as the clients requests are in line with relevant standards and codes, we will try everything possible to ensure the project is designed to exactly what the client has in mind

What is involved in having plans drawn up?

The process is a five step program

Project Start-up

MJ Drafting & Designs encourages prospective clients to contact us for an obligation free meeting to determine their design requirements and expectations. Whether the project is an addition, renovation, new home, multiple dwelling or commercial development, no project is too big or too small. The initial consultation covers processes, budgets, timeframes and establishes the broad parameters of the design requirements.

Concept Drawings

MJ Drafting & Designs considers the design stage to the most critical part of the process. Critical to this stage is to develop a clear understanding of the clients site and determine the clients specific requirements. This is done closely with the client to determine the parameters and expectation of design.

Once the design criteria has been determined, preliminary plans are drawn and submitted for the clients review. The necessary amendments are then made to achieve the desired outcome.

Working Drawings

Working drawings are then prepared to satisfy the relevant council requirements. This generally includes site plan, floor plan, elevations and sections. MJ Drafting & Designs are also able to provide Energy efficiency Conformance reports to be part of the council submission.

Engineering Approval

At the completion of this stage, plans require structural engineering for footing, beams, slabs and any other structural component. These details will then be certified by a qualified structural engineer and will form part of the application to the council. MJ Drafting & Designs are able to complete this on behalf of the client as well as any other specific planning approvals that require specialist attention.

Council Submission

MJ Drafting & Designs can organise and co-ordinate the submission of plans and the required documentation to the local council office for Building license. Once building license has been approved, MJ Drafting & Designs are also able to provide working drawings to recommended builders to start the construction process.

How long does it take to produce a set of plans?

That question usually depends on the size and scale of the project, the bigger the project the more time required. We try and return any drawings back to the client with in 14 days of recieving the changes. Another factor to concider is the client review process and time, the quicker we recieve the requests for change, the quicker the client recieves the ammended drawings.

As a general rule it can take a month to a month and a half to recieve the completed drawings. After that, engineering and council approvals are also required. Engineering usually takes a week or two, while council can be up to four to six weeks, depending on their work load. On the whole, the process from first contacting us for plans to the time the project is approved by council, it can take three months

Do we need to have a builder before we start the plans

Absolutly not, a builder does not need to be appointed until the building license is ready to be issued. We are able to help you in the documentaion and recieving quotes from registered builders
